EICRs for landlords and agents, with remedial work available too

An EICR is an inspection and test of the fixed wiring in a property, ending in a report on its condition. Bradley is qualified in inspection and testing and works to BS 7671. He completes EICRs for independent landlords and for letting agents, including Reeds Rains and SE Properties.

The part landlords often dread is the list of faults afterwards. Bradley can carry out the remedial work himself, so one person knows the installation and the same person puts it right.

What you get

The report is the deliverable. What follows depends on what it finds.

  • Inspection and testing

    Fixed wiring, consumer unit, earthing and bonding and circuits are inspected and tested against BS 7671.

  • A report you can use

    Issued within 24 to 48 hours, with any observations coded so you or your agent can see what needs action.

  • Remedial work

    Where the report lists faults, Bradley can quote for and carry out corrective work. The aim is within a month, but required deadlines and urgent findings take priority.

  • Agents and landlords

    Straightforward communication with letting agents and with landlords who manage their own properties, including dealing with access where arranged.

Process

From enquiry to condition report

  1. Send the basics

    Address area, number of circuits if you know it (a photo of the consumer unit helps), and whether the property is tenanted.

  2. Book the visit

    Access is arranged with you, your agent or the tenant. Power will be switched off for periods during testing.

  3. Report in 24 to 48 hours

    You receive the report with a plain-language summary of anything needing attention.

  4. Remedials, if needed

    A free quote for corrective work, with dates agreed around the required deadline and the urgency of the findings.

Urgent hazards do not wait a month

The aim of completing remedials within a month is not a reason to delay urgent work or miss a required deadline. Dangerous findings need prompt attention, and any shorter deadline takes priority. An EICR reports on electrical condition; it is not a fire-safety certificate.
